Red Sandstone Tenement Flats
The classic Shawlands flat: two or three bedrooms, a bay-windowed living room, high ceilings and a kitchen that needs re-planning. Kitchen, bathroom and flooring in one go is the most common brief.

Shawlands · Glasgow Southside · G41
Kitchens, bathrooms, flooring and full flat renovations for Shawlands' red sandstone tenements — the Southside's busiest, most sought-after neighbourhood.
Shawlands has become one of the most popular places to live on the Southside, and it is easy to see why: a lively main street, Queen's Park on the doorstep, good transport into town, and street after street of handsome red sandstone tenements. Families and professionals have been moving in for years, and a lot of the flats are being brought up to date as a result.
The tenements here are generally later Victorian and Edwardian: big rooms, bay windows, high ceilings, and original detail that has often survived. Kitchens were sculleries and have been reworked since, usually more than once. Bathrooms are compact and often internal. The bones are excellent; the fit-out is what needs attention.
We work across the Southside, and Shawlands is a regular destination. The jobs are classic tenement work — kitchens scribed to walls that lean, bathrooms sequenced to keep the flat usable, flooring over acoustic underlay, and the logistics of a walk-up close handled properly.
If you have a Shawlands flat and are planning work, we will come and look and quote the whole job.
Shawlands is mostly tenement, with the variation that comes from a large, long-established neighbourhood.

Some of the biggest tenement flats on the Southside, with grand rooms and original features. Sympathetic, high-quality kitchens and whole-flat renovations.
Ground-floor flats with private entrances. Easier logistics; sub-floors often need levelling or damp treatment before flooring.
Towards Pollokshields and Langside there are terraced and detached houses, where the work shifts to whole-house renovation and occasionally loft conversion.

Yes. Shawlands, Pollokshields, Langside, Pollokshaws and the surrounding areas are all regular work for us. The drive is well under half an hour and does not add to your price.
Yes, and in a tenement flat it is usually the most efficient way. We sequence the trades so the disruption happens once, and plan the carry up the close for the whole job rather than trip by trip.
Depending on the flat, we can re-plan the layout within the existing room, use full-height units to gain storage, or open up into the adjoining room with structural sign-off. We will talk you through what the flat allows.
Not for internal joinery. If the job touches shared pipework, the structure or the common close, we tell you what needs consent and help you arrange it.
Yes. Refits between tenancies to a fixed handover date are regular work, and we can liaise with letting agents for access.
We cover Shawlands and everywhere around it.
