      We walk the property with you room by room, work out what you actually want to achieve, and identify anything that needs sorting structurally before the cosmetic work starts.

    2. Quote & Programme

      A written quote covering the whole scope, with a realistic programme showing the order the work will happen in and roughly when each phase lands.

    3. Strip-Out

      Old kitchens, bathrooms, flooring and joinery removed and disposed of. Hidden problems get flagged to you immediately rather than papered over.

    4. Structural & First Fix

      Any alterations to the layout, followed by plumbing and electrical first fix while walls and floors are open, coordinated with certified trades.

    5. Plaster & Finishes

      Walls and ceilings made good, then the room-by-room fit-out begins in the sequence that avoids double-handling.

    6. Second Fix & Joinery

      Kitchens, bathrooms, flooring, doors, skirting, storage and panelling installed to a consistent standard throughout the house.

    7. Snag & Hand Over

    How much does a full house renovation cost in Glasgow?

    There is no meaningful average, because a cosmetic refresh and a strip-back-to-brick refurbishment are different jobs by an order of magnitude. Cost is driven by the number of rooms, whether kitchens and bathrooms are being replaced, how much structural change is involved, and the level of finish. We walk the property, scope it properly and give you a free written quote covering the whole job.

    How long does a full house renovation take?

    A full renovation typically runs to several weeks or months on site depending on the size of the property and the scope. We give you a programme with the quote showing the sequence and the rough timing of each phase, and we keep you updated as it progresses rather than leaving you guessing.

    Can I live in the house during the renovation?

    Often yes, particularly if the work is phased room by room. It is more disruptive and usually slower than working in an empty property, but plenty of our customers do it. We plan the phasing around you, keep dust down, and make sure you always have a usable kitchen or bathroom where we can.

    Do you manage the other trades or do I need to?

    We manage them. You deal with us and we coordinate the plumbers, electricians and other trades into the programme so they arrive at the right point in the job. Notifiable work is carried out and signed off by the appropriately certified trades.

    Do you do renovations on tenement and period properties?

    Yes, and a lot of our work is exactly that. Older Glasgow properties come with out-of-square walls, uneven floors, lath and plaster, and surprises behind them. It takes longer and needs scribing and packing rather than assuming anything is straight — we price and plan for that from the start.

    What happens if you find problems once you start?

    We show you, explain the options and the cost implications, and agree how to proceed before doing the work. What we do not do is quietly cover it back up or add it to the bill without a conversation.

    Do you renovate rental and buy-to-let properties?

    Yes. Landlord refurbishments and pre-sale renovations are regular work for us, and we understand that on those jobs the programme and the void period matter as much as the finish.
