Almost every flooring problem people call us about — lifting boards, creaking, gaps opening up, planks that click underfoot — traces back to the same cause. The floor underneath was not prepared before the new one went down on top of it.
A floor is only as flat as what is beneath it. Glasgow properties, particularly older tenements and conversions, rarely have a level sub-floor. So we start there: lifting what needs lifting, screwing down what is loose, latex-levelling or ply-overlaying where it is uneven, and letting materials acclimatise before a single board is laid.
After that comes the part people actually see. Set out so the boards run the right way for the room and the light. Expansion gaps left where they belong and hidden under the skirting or beading rather than filled with sealant. Doorway thresholds that transition cleanly between rooms. Herringbone and chevron set out from a true centre line so the pattern lands right at both walls.

Acclimatisation
Wood and LVT are left in the room to acclimatise to its temperature and humidity before installation, so the floor does not move after it is down.
Sub-Floor Preparation
Old covering lifted, loose boards screwed down, uneven areas levelled with latex or ply, and moisture checked where it matters.
Set Out
Board direction, starting line and pattern centre worked out before anything is fixed, so cuts fall sensibly and patterns land square.
Installation
Floor laid with correct expansion gaps at every perimeter, tight joints, and clean cuts around pipes, thresholds and awkward corners.
Trims & Finish

Flooring FAQs
What is the best type of flooring for a Glasgow tenement?
Engineered wood is usually the best all-rounder. Tenement flats move with temperature and humidity more than modern builds, and engineered board is far more stable than solid wood in those conditions. If sound transmission to the flat below is a concern — and in tenements it usually is, sometimes as a condition of the title deeds — an acoustic underlay is essential and we will spec one.
How much does flooring cost in Glasgow?
It depends on the material, the area, and how much preparation the sub-floor needs. That last part is what most online quotes leave out, and it is why cheap quotes get expensive later. We measure up, inspect the sub-floor and quote for the whole job including preparation and trims, so the price you get is the price it costs.
Do you need to remove the old flooring first?
Usually yes. Laying over an old covering hides problems rather than solving them and adds height at every doorway. We lift the old floor, deal with whatever is underneath, and start from a sound base. Occasionally an existing floor is flat and solid enough to lay over, and we will tell you if that is the case.
Can you fit flooring over underfloor heating?
Yes. Engineered wood and LVT are both suitable over underfloor heating provided the system is commissioned and cycled correctly before and after installation, and surface temperature limits are respected. Solid hardwood is generally not recommended. We will spec something appropriate for your system.
How long does it take to fit a floor?
A single room is usually a day, sometimes two if the sub-floor needs levelling and time to cure. A whole house is typically several days. Herringbone and chevron take noticeably longer than straight plank because of the set-out and the volume of cuts.
Do you move furniture and take away the old flooring?
We can move furniture as part of the job — just tell us at quoting stage so it is allowed for in the time. Old flooring and offcuts are removed and disposed of rather than left with you.
Why do you leave expansion gaps around the edges?
Wood and LVT expand and contract with temperature and humidity. Without a gap at the perimeter the floor has nowhere to go, so it lifts, buckles or creaks. The gap is hidden under the skirting or beading, so you never see it — but leaving it out is one of the most common causes of a failed floor.
Will my doors still open after the new floor goes down?
We check the finished floor height against every door as part of the job and trim them where needed so they clear properly. It is a small detail that is very obvious if it gets missed.
